Commercial Real Estate Advisory & Execution

Real estate strategy. Capital. Execution.

QCREV advises real estate owners, investors and operators on capital markets, transactions, underwriting and portfolio execution — bringing an owner's perspective to complex real estate decisions.

QCREV doesn't hand over a model and disappear. The firm stays close enough to the work to drive it to closing — and to manage what happens after.

Complex real estate decisions require more than one perspective. Every financing, acquisition or repositioning decision touches capital markets, underwriting, accounting, operations and asset management at the same time. Most advisors see one piece of that picture.

QCREV combines real estate finance, debt capital markets, underwriting and asset management experience with a working knowledge of accounting, loan compliance and property operations — the disciplines a transaction actually depends on. That range allows the firm to read a deal quickly, organize what matters, and move it toward a close.

What QCREV Does

Five disciplines, one point of accountability

QCREV works across the full arc of a real estate investment — from sourcing capital to managing the loan after closing.

01

Capital Markets & Debt Advisory

Debt sourcing, structuring and placement across bank, CMBS, bridge and construction capital — with financing strategy shaped by both the underwriting and the ownership perspective.

02

Transaction Execution

Acquisition and disposition support, diligence coordination and closing management — QCREV takes responsibility for getting the transaction across the finish line.

03

Underwriting & Financial Strategy

Financial modeling, cash flow and scenario analysis, and debt sizing — built not just to model a deal, but to interpret it and support the investment decision.

04

Asset & Portfolio Management

Ongoing representation of ownership — aligning operating strategy, financial reporting, financing requirements and investment objectives across a hold period.

05

Debt Management & Financial Oversight

Covenant monitoring, lender and CMBS reporting, draw administration and loan modifications — the discipline that begins the day a loan closes, not the day it's obtained.

How QCREV Works

Strategy through execution

Insight, strategy and execution aren't separate engagements for QCREV — they're one continuous thread, carried through by the same person from the first conversation to closing and beyond.

1

Understand

QCREV starts by understanding the economics of the situation directly — the financing, the operations, the numbers behind the deck — not a secondhand summary of them.

2

Strategize

From that understanding, QCREV builds the underwriting, organizes the materials and develops a financing or transaction strategy grounded in what the deal can support.

3

Execute

QCREV approaches capital providers, negotiates terms, manages diligence and documentation, and coordinates the deal through closing — then manages the financing after.

Built from the owner's side of the table.

QCREV was founded in Cincinnati by a commercial real estate finance executive with approximately fifteen years of industry experience across debt capital markets, investment management, financial reporting, accounting, asset management, development finance and loan administration.

His career has spanned the full lifecycle of a real estate investment — acquisitions, development, construction, operations, refinancing, recapitalization, asset management, dispositions and lender compliance — working directly with institutional lenders, commercial banks, CMBS lenders, debt funds, investors, developers, property managers, accountants, attorneys and third-party consultants.

Over his career, he has held responsibility for a $5 billion real estate portfolio and has sourced or closed $3.4 billion in project capitalization. QCREV was built to make that range available directly to clients — stepping into a situation, understanding the economics quickly, organizing the information and driving it toward a resolution.
